Strategic Sourcing & Vendor Management Develop and execute procurement strategies for commercial building projects including office buildings, retail spaces, industrial facilities, and mixed-use developments. Identify, evaluate, and onboard qualified suppliers and contractors. Maintain vendor relationships and conduct regular performance reviews. Negotiate contracts, pricing, and terms with suppliers to optimize cost and quality.
Procurement Operations Process purchase orders and requisitions for construction materials, MEP systems, architectural elements, and specialized building equipment. Coordinate with project managers, architects, and contractors to understand procurement requirements and timelines. Monitor inventory levels and delivery schedules to prevent project delays. Ensure compliance with building codes, safety standards, and sustainability requirements.
Cost Management & Analysis Conduct market research and price analysis to ensure competitive procurement. Track and report on procurement metrics including cost savings, supplier performance, and delivery compliance. Prepare budget forecasts and variance reports for procurement activities. Identify opportunities for bulk purchasing and value engineering.
Contract Administration Draft, review, and manage procurement contracts including purchase agreements, service contracts, and supplier frameworks. Ensure contract compliance and manage change orders. Coordinate with legal and finance teams on contract terms and payment schedules.
